When should I get a contract reviewed?
Before you sign, and before you bid. Once a contract is exchanged your options narrow considerably, so the review is worth far more to you beforehand.
Send us the contract as soon as the agent provides it. We'll go through it and come back to you with what matters — the special conditions, the inclusions, anything on the title, and anything the planning certificate reveals about the land.
How does the cooling-off period work in NSW?
For a residential property bought by private treaty, NSW gives the buyer a cooling-off period of five business days, ending at 5pm on the final day. If you pull out during that window, the vendor is entitled to keep 0.25% of the purchase price.
There's no cooling-off period when you buy at auction. It can also be shortened, extended or waived entirely by agreement, using a section 66W certificate — never sign one without advice.
How long does settlement usually take?
In NSW, six weeks from exchange is the common default, though the period is negotiable and can be shorter or longer depending on what suits both parties and your lender.
If you need a particular date — a lease ending, another settlement to line up, a build to finish — tell us early. It's much easier to negotiate the timeline before exchange than after.
What's the difference between a conveyancer and a solicitor?
A licensed conveyancer is a property law specialist, licensed in NSW to handle the transfer of property from one owner to another. That's the work we do every day.
A solicitor practises more broadly across areas of law. If a matter turns out to need advice beyond property — a complex estate or dispute, for example — we'll say so and point you in the right direction rather than push on.
What costs should I budget for beyond the price of the property?
Typically: transfer duty, our professional fee, the searches and certificates your matter requires, land registry fees, and adjustments for council and water rates. Buyers usually also budget for a building and pest inspection and any fees their lender charges.
First home buyers may be eligible for concessions or exemptions on transfer duty. We'll talk you through what applies to your circumstances and give you a clear figure — no surprises on the day.
Do I need to come into an office?
Not usually. Documents can be signed and witnessed electronically, and settlement itself is completed online through PEXA. Most clients handle their entire matter by phone and email, wherever they are in the state.
Do you act for buyers and sellers outside the Bankstown area?
Yes. Bankstown and the South-West are our home ground, and we work right across Greater Sydney — the Inner West, Western Sydney, the Hills, the North Shore and the Eastern Suburbs. Through PEXA we also act for clients anywhere in New South Wales, including regional and rural areas.
